BCDA Secures New Lease Agreements for Camp John Hay, Boosting Local Economy

The Bases Conversion Development Authority (BCDA) has recently announced the signing of new lease agreements for residential and commercial spaces within Camp John Hay in Baguio City. This development follows the government’s acquisition of approximately 240 hectares of land previously managed by a private developer, a move mandated by a Supreme Court ruling. The BCDA, now the sole manager of the former U.S. military rest and recreation facility, is actively working to enhance the area’s economic vitality while preserving its natural beauty.

On January 16 and 17, three new residential lease agreements were finalized, covering a 427-square-meter country estate unit, a 449-square-meter country homes unit, and a 275-square-meter forest cabin, each for a term of 25 years. Leilani Barlongay-Macasaet, BCDA’s vice president for public affairs, confirmed these developments in a statement to the Philippine News Agency.

In addition to residential leases, BCDA has also secured a 15-year commercial lease with Amare La Cucina, a popular pizza chain in Baguio, for over 1,500 square meters of space. Further agreements are in the works with Top Taste and Trading Inc., which plans to open a specialty cafe and restaurant on an 800-square-meter property, and Metro Pacific Investment Corporation, which will lease two forest cabin units for 25 years.

In December, Stern Real Estate and Development Corporation signed a 25-year commercial lease to continue operating Le Monet Hotel and Filling Station. Additionally, Landco Pacific, led by the MVP Group, has taken on the interim management of The Manor, Forest Lodge, and the CAP-John Hay Trade and Cultural Center.

A new consortium, comprising Golfplus Management Inc. and DuckWorld PH, has been formed to manage the operations and maintenance of the Camp John Hay golf course during an interim period. This group brings expertise from managing driving ranges in premium estates like Nuvali and Alviera.

BCDA President and CEO Joshua Bingcang emphasized that these developments are crucial steps toward realizing the vision of Camp John Hay as a thriving community that balances business growth with environmental conservation.
