Megaworld Pours P1.2 Billion into Bacolod’s Cutting-Edge Office Towers

Megaworld Corp., a leading property developer, has announced a significant investment of PHP1.2 billion to construct two advanced office towers within its expansive 34-hectare The Upper East township in Bacolod City. The first of these towers, No. 1 Upper East Avenue, a four-story structure, was recently completed and marks a new era for the city’s business landscape.

Roland Tiongson, first vice president and head of Megaworld Premier Offices, highlighted the project’s significance, stating that it represents a commitment to innovation and sustainability. The No. 1 Upper East Avenue is pioneering in Bacolod as the first office building to seek a Leadership in Energy and Environmental Design (LEED) certification, emphasizing eco-friendly design and operations.

The building spans 8,740 square meters and incorporates energy-efficient technologies such as LED lighting, dual-flush toilets, and double-glazed windows that enhance natural lighting and heat insulation. These features not only contribute to environmental conservation but also earned the building a commendation for Best Office Architectural Design at the 12th Philippines Property Awards by PropertyGuru.

The office tower is set to house three major companies, including a New York-based business process outsourcing firm, a prominent Philippine insurance and investment company, and a leading distributor of wellness products from Negros. Together, these tenants are expected to create nearly 5,000 jobs, significantly boosting employment in Bacolod City and Negros Occidental.

In addition to its green initiatives, the building boasts robust security measures, including continuous security personnel presence, 24/7 CCTV surveillance, a metal detector at the entrance, and advanced access control systems like ID card-activated turnstiles and biometric door locks.

The Upper East township, inaugurated by President Ferdinand R. Marcos Jr. two years ago, is transforming into Bacolod’s most modern central business district. Megaworld has pledged a total investment of PHP38 billion for the development of this area, located near the Bacolod City Government Center, aiming to redefine the city’s eastern region.
